The balneareos of Caballeros, San Bartolo, Santa María and Melchoritas are now the favorite places not only in summer but to live permanently. The rent of an apartment of 160 m2 for the entire summer season already exceeds US$ 9 thousand and the purchase of a property here can be from US$ 1500 per m2.
Mauricio Grieve, General Manager, points out that the average of apartments and houses in these areas is sold at US$ 1,500 per square meter, however he warns that the final price will depend on its proximity to the sea, the finishes, number of rooms, size and age of the property.
"In the case of Punta Hermosa, the average prices range between US$ 5 thousand and US$ 15 thousand for the lease for the whole season. According to this commune, the most expensive areas are the southern spa and the beaches Caballeros and Seoritas, where there are already apartments and residential condominiums. A little more towards the urban area, the rental prices are shrinking and bordering the US$ 2 thousand for the season, which includes from December to February".
On the side of the beaches of San Bartolo he comments that the area of Peñascal concentrates the most modern homes and, therefore, with a greater value; here renting a house costs about US$ 10 thousand for these almost three months and in Santa Maria, another spa that is experiencing significant growth, prices reach US$ 11 thousand.
Mauricio Grieve adds that the construction company he presides over, has this summer two real estate projects in Playa Caballeros, of which 80 of apartments are already sold and expect to close January 2015 with 100%.
Regarding purchase levels, Grieve acknowledges that as a result of the economic slowdown people have more qualms about buying. " Next year they will assume new regional authorities; we will be waiting to see how the issue of permits and procedures that are always important develops."
